What makes up the cost?
A full renovation consists of three large packages of work — the same structure by which it is planned and built (explained in detail here): building services, envelope and interior fit-out. The ranges below are benchmarks from our project practice for existing buildings in Baden-Württemberg:

What drives the cost most?
- Condition of the building services: Fabric-sheathed wiring, lead pipes or a boiler from the nineties almost always means: all of it out. That affects every wall — which is why services are the most frequent cost driver.
- Bathrooms: A fully renovated bathroom typically costs between €15,000 and €40,000, depending on size and specification.
- Surprises in the existing fabric: Damp cellars, rotten joists, asbestos or dry rot often only appear after the strip-out. A contingency of 10 to 15 % of the build cost is a necessity, not a luxury.
- Specification level: The price gap between DIY-store quality and manufacturer quality is smaller than most people assume — once the middleman is removed (more on that below).
What subsidies are available in 2026?
- Heating replacement (KfW, programme 458): 30 % base subsidy, plus a 20 % speed bonus for replacing old oil or gas boilers, plus a 30 % income bonus (taxable household income up to €40,000) — capped at 70 % of a maximum €30,000 in eligible costs for the first dwelling unit — up to €21,000 in grants.
- Individual envelope measures (BAFA/BEG EM): 15 % grant for insulation, windows and doors, plus a 5 % bonus with an individual renovation roadmap (iSFP).
- Tax relief under § 35c of the German Income Tax Act: As an alternative to the grants — 20 % of renovation costs (up to €40,000) deductible from tax over three years.
